OMTrak is a Patented Internet based product that
allows builders, contractors and owners to develop their operations and maintenance
manuals on a central online system. The system saves time and money, and eliminates
the problems associated with the tradditional approach to delivering O&M Manuals.
Traditional Approach
- Builders and Sub Contractors place a low importance on the quality and delivery
of O&M Manuals.
- The manuals are cobbled together and handed over in hard copy format near the end
of a project.
- Builders waste time managing sub-contractors and the manuals produced vary in quality
and structure.
- Project Managers second guess the clients needs and have to “QA” the Manuals.
- The draft and final set of manuals consume large quanties of paper and take up shelf
space.
- Clients have difficulty loading their asset management systems due to the low quality
of information supplied, and subsequently waste valuable time and money on consultants
recapturing information that should have been provided in the manuals.
- The process is handled poorly and the manuals are rarely delivered on time either
delaying handover, contract payments and or release of securities
OMTrak Approach
The OMTrak system allows the manuals to be progressively built and reviewed online.
It delivers quality electronic manuals along with asset and maintenance data that
can be loaded into an owners end asset management system. The system has been used
to deliver O&M manuals on projects like hospitals, shopping centres, aquatic centres,
defence bases, office and commercial facilities.
- The system is set up to suit the project
- Users access the online system with a secured login
- Contractors progressively create their O&M Manuals using the online forms to enter
data and upload documents (drawings, certificates etc)
- Owners review, provide feedback and sign off on the manuals using the online QA
system
- The manuals are cut to CD and the project is closed

- WebFM extracts all O&M Manual data and packages them up in a CD
- The self loading CD contains a searchable set of electronic manuals and an asset
database
- The asset database can be used to load data into owners asset management system
- The CD requires no additional software and can be installed on PC's and networks
- The CD can produce hard copy manuals if required.
