Asset and Condition Surveys
Asset and Condition surveys have in the past not delivered to some organisations the results they expected. The key issue in undertaking an asset or condition survey, is "will a full survey or a defects assessment deliver the right result?". These surveys can cost up to a million dollars. By example one client took 6 months to survey 6 buildings. The survey methodology was based on identification of every aspect of the asset i.e. walls, floors, roof, ceiling, plant and equipment to extraordinary detail. Senior management asked could we complete the remaining 50 buildings in 12 weeks to meet their reporting deadline. We used the client's own staff and the result was a full survey of each building in line with the required maintenance standards and a 5 year funding plan on time. The plan was successful not only in meeting the deadline, the properties unit also received a substantial increase in funding to meet major areas of need. In short our approach is "KIS" (keep it simple).
